Our team at Alair Homes Arlington was honored with the 2024 National CotY Award from the National Association of the Remodeling Industry in the Basement Under $100,000 category for this exceptional 500-square-foot basement transformation in Washington, D.C.

The homeowners approached us with a clear goal: to transform their outdated, musty 1950s basement into a clean, bright, and inviting space for their children to play and for grandparents to stay during visits. They wanted a space that felt like a natural extension of the home — not a dark, dreary basement — all within a modest budget.

Our team reimagined every square inch, removing old fixtures, uncovering hidden ceiling height, and even discovering and restoring a fireplace to become a design feature. Mold remediation and foundation drainage ensured safety, while radiant heated tile floors and a gas fireplace added year-round comfort. We converted a half bath into a full one and reconfigured the laundry area to increase function and usability.

The finished basement includes a play area, built-in storage, a custom dollhouse display, a sleeper sofa for guests, and even a mini-stage under the stairs for the family’s budding performers. Outside, we addressed water infiltration by regrading the yard and replacing failing concrete and steps, improving both function and curb appeal.

This project is an excellent example of how thoughtful design and expert craftsmanship can turn even the most neglected space into a safe, stylish, and highly functional lower level.
