Over-Communicate

There’s no such thing as too much communication on a construction project. You’ll face hundreds of decisions between your first meeting and move-in day, and working through them in manageable increments takes structure and consistency.

That’s why our team sends weekly updates on every project, no matter the size. Through our Client Control® software, you see budgeted costs and real costs side by side, along with scheduling updates, goals, and objectives, all in real time. Beyond the software, we’re available by text and email, and we hold regular phone calls, video meetings, and in-person site walkthroughs.

You should never have to wonder what’s happening with your home. When you know exactly where your project stands, you make better decisions and enjoy the process more.

Don’t Make Assumptions

One of the most important lessons from 100+ projects: never assume. The way our team would approach a design decision isn’t necessarily the way you’d want it done. Your values, your priorities, and your vision for how you’ll live in the space should drive every choice.

Getting there comes back to communication. We ask the right questions early, listen closely, and confirm we understand your goals before work begins. It sounds simple, and it makes an enormous difference to the final result.

Alair operates on a client-controlled, cost-plus model. A single project can involve dozens of vendors and trade partners, and we manage that complexity through controlled vendor and trade scopes with an agreed markup. Every cost is shown to you, with full disclosure at every step.

Changes and design adjustments happen on almost every project, and they’re among the biggest drivers of budget increases and schedule delays. Our approach keeps things fair for everyone. You shouldn’t face excessive costs when plans shift, and the construction team should be fairly compensated for the adjustments that come up along the way. When you can see every number, trust follows naturally.

Don’t Rush Planning

Before construction begins, you should be able to visualize the end result. Drawings and 3D models help you understand how a room will feel and how you’ll move through the space. With decades of combined experience and countless project drawings behind us, we know how much smoother a project runs when everyone starts on the same page.

Planning also means budgeting well in advance. Every homeowner has a different budget, different values, and different must-haves. We work with you to understand your true budget and the elements of the project that matter most.

Then we work to determine the real cost of the project before we begin. It’s one of the most challenging parts of what we do. After more than 20 years in the industry, we still can’t predict every cost with perfect accuracy, and no builder honestly can. Commodity fluctuations, labour costs, and specific finish selections can all land well above a square-foot budget allowance.

Proper planning takes time, and it’s worth every week. We consult with dozens of trade partners and vendors to firm up real costs before demolition starts. Our most successful projects all share one trait: 95% or more of the scope and costs were confirmed before construction began.
