What is “missing middle” housing?

When you think of the types of housing available today, on one end there are single family homes. On the other, condo complexes. The middle is everything in between, from duplexes, to triplexes, townhouses, fourplexes, laneway homes, and multiplexes.

Take a quick stroll through any Vancouver neighbourhood and you’ll notice that there aren’t many of these types of homes here. Hence the name, the missing middle. The new Vancouver housing bylaws will make it easier to get permits for duplexes, triplexes, multiplexes, townhouses, laneway houses and multiplexes.

Why build a multi-unit dwelling in Vancouver?

Building a multi-unit or multi-family dwelling can mean additional housing for members of your extended family, perfect for multigenerational living.  These homes can also be used as rental units, providing an ongoing revenue stream. Or, units can be sold, an opportunity to recoup some of those building costs. 

How many units can I build?

The new Vancouver housing bylaw passed by city council allows for three to six units on one residential lot, depending on the lot’s size.. They can be a maximum of three storeys. 

Do you have a really big lot? Multiplexes can be seven or eight units if they’re going to be used as long-term rentals. (Though the registered owner of the site is permitted to live in one of the units.)

Where can I build?

Vancouver city planning experts are predicting that most of these homes will be built in areas that are predominantly populated by single family homes. That means more of the missing middle residences will be found in key residential neighbourhoods; we’ll see more Kerrisdale housing, Oakridge housing and Point Grey housing being built in the next decade.
